Radon
What is Radon?
Radon is a gas that is produced by decaying uranium. It can be found in
water, air and in the ground. Every house we have been asked to test has
had some radon, from what are considered safe levels to higher levels
that corrective actions are needed.
Since radon is radioactive it has been
linked to causing cancer. Radon is colorless, odorless and tasteless --
so you must test for it, to detect its presence. In the outside
environment radon is usually harmless, but in concentrated levels inside
a home it can be considered dangerous to your health.
Should every house be tested?
There are locals that are considered
"hotter" areas in general, than others, you can call the New
Jersey Department of Environmental Protection at 1-800-648-0394 to find
out about your area.
However, since radon can be affected by
certain veins of rock under your home or fill dirt that was brought in
after the house was built to fill in around the foundation, it is
recommended by NJDEP to test all homes for radon.
American Home Inspections, Inc. is NJDEP
certified to test for radon. We install two charcoal canisters to
provide a comparative test between the two. Canisters must remain in the
home for a minimum of 2 days. The windows and doors must remain
closed 12 hours before the test and all the time during the test.
Normal entry and exit through doors is ok.
The canisters will then be picked up,
evaluated and you will have a faxed copy and hard copy sent to you ASAP.
If there is a radon problem, many times
the seller is responsible for corrective action. It is usually a
relatively single matter of installing an under floor pipe system,
vested to the exterior with a suction pump. Generally the repairs range
from $800.00 - $2,000.00.
